What do you check in a Tenant Reference?

We use a variety of sources such as the electoral roll and active financial accounts to provide an in-depth analysis of an applicant's credit background, interviewing previous landlords and contacting employers to ensure they can afford to pay the rent.

We will contact their previous landlord (if provided) to determine whether they will pay on time and leave your property in a suitable condition. We'll also do a mortality check to see if the applicant is not using a deceased person's identity.

In partnership with Equifax we can now provide FULL and in-depth Credit Data.

Most referencing agencies usually use only publicly available information (CCJs, IVAs and bankruptcies) and are not able to provide details on a tenant’s actual credit status. We are different because we can ALSO tell you whether an applicant is in arrears with loans or credit cards, and how much of their available credit they are using.

The following checks are available to “Partner Agents & Landlords” Please ask us for details on becoming a “Partner” of ours.

  • Total number of accounts currently in default and arrears and the total amount
  • Total number of currently active accounts on time
  • Total balance of unsecured accounts in the last month
  • Total of all credit cards in the last month and % of utilisation
  • Total of all store cards in the last month and % of utilisation
  • Applicants true own credit score
  • Total monthly repayment of sole loans for the last month
  • Number of months since default and arrears
  • Worst status last 3 months of active accounts
